Jupiter is our home base (the shop is on Jupiter Park Drive), so this is the shortest drive we make. That matters less for the sale than for the parts of a project people actually feel: measurement appointments that arrive when promised, and a team that can come back quickly if something needs attention after the install.

The Town publishes its window and door requirements in detail, and two numbers shape most projects. The design wind speed used in Jupiter for residential Risk Category II structures is 170 mph, and the required design pressure is worked out opening by opening from that speed plus your wind exposure, mean roof height, wall zone and the size of each opening. Wall zone 5 (typically within four feet of a building corner) carries higher pressures than the middle of a wall, which is why a corner window can need a different product than the one beside it.

Replacement permits are issued as ’like for like’, meaning the existing opening dimensions stay as they are. If an opening needs to change size, that is an Alteration permit instead, which is a different application. We tell you which one your project is before you sign anything.

If your home is within 600 feet of the beach it falls in the Sea Turtle Protection Zone, where tinted turtle glass with a visible light transmittance of 45% or less is required. That is a real specification decision, not a formality, and it belongs in the conversation early because it affects both the product and how the room feels.

Three physical inspections are required on a replacement: buck, in-progress and final. The Town is explicit that engineer letters, affidavits and photography will not be accepted in place of them, and product labels have to stay on the units until the final inspection is done. We schedule around that rather than working against it.

One thing the Town does not do is enforce your HOA’s rules. Its building department says so directly, and points deed-restricted homeowners to their association. So in Jupiter the association approval and the permit are two separate tracks, and both have to land. We run them in parallel.

What wind pressure do windows in Jupiter have to meet?

It is calculated for each opening rather than set as one number for the house. The Town uses a 170 mph design wind speed for residential Risk Category II structures, and the required pressure for a given opening comes from that plus your wind exposure, mean roof height, which wall zone the opening sits in, and its size. Corner openings (wall zone 5, generally within four feet of a corner) come out higher. Every opening in your quote names the product and the approval that covers it.

I am near the beach. Do I need special glass?

If you are within 600 feet of the beach, yes: that is the Sea Turtle Protection Zone, and it requires tinted turtle glass with a visible light transmittance of 45% or less. We raise it at the estimate rather than after, because it changes both the product available to you and how much light the room gets.

Can I make my openings bigger while replacing the windows?

You can, but it changes the permit. Straight replacement is permitted ’like for like’ with the opening dimensions unchanged; resizing an opening requires an Alteration permit instead, which is a different application and a different timeline. We will tell you which one your project needs before you commit to it.

How many inspections are there, and can they be waived?

Three (buck, in-progress and final), and no. The Town states directly that engineer letters, affidavits and photography will not be accepted in place of physical inspections. Product labels also need to stay on the units until the final inspection is complete, so please do not peel them off, however tempting it is.

My community is deed-restricted. Does the Town handle the HOA side?

No, and it says so plainly. The building department does not enforce homeowners association regulations and directs deed-restricted homeowners to contact their association. In practice that means two approvals running side by side: the Town’s permit and your association’s sign-off. We prepare the documentation for both and run them in parallel so neither one waits on the other.

Does being local actually change anything?

On the sale, no. On the project, a little: shorter drives make it easier to hold a measurement appointment, drop off a sample, or come back quickly after the install if something needs attention. That is the honest extent of it.
