Vero Beach has an arrangement most of our service area does not: the city and Indian River County share one building division, on 27th Street. One checklist, one counter, whether the address is city or county, which removes the usual question of who you are actually dealing with.
That checklist is one of the most specific we work to. Submittals go in as two copies of the application and two copies of the floor plan. Openings are numbered on a separate floor plan sheet to match the window and door schedule. Sleeping rooms have to be identified, and the egress window in each one labeled ’egress’. Product approval numbers go on the application, a copy is submitted with it, and another copy has to be on site for the inspection. The division also asks for documentation verifying the job value (a signed contract or estimate), which not every jurisdiction does.
Two rules here catch people out. A window with a sill height 6 feet or more above grade needs a window fall prevention device. And this permit type only covers replacements that do not alter the existing opening: change the opening and it becomes site-specific engineering by a Florida licensed design professional plus an Alteration Permit instead.
There is also a step after the permit issues rather than before it. Once the existing bucks have been verified as compliant, or altered to meet code, a Window and Door Buck Affidavit goes back to the building division. It is a small thing that stalls projects when nobody has planned for it.
One-and two-family homes can use the division’s published component and cladding chart for design pressures. Condominiums, multi-family and commercial buildings cannot. Those need site-specific engineering from a licensed design professional.
